Same things as knowing comps for the 30 properties that you narrowed down to from the 70% rule..

Tenant issues are more likely to arise and then you have the owner....many aren't qualified expertise wise or financially to weather the storm.

The updates they provide are bare bones and usually only come after I've reached out to them asking about the investment.

So are you saying the Mortgage One deal would be the way to go? 

Keep in mind that the sponsors with the longer track records and deeper bench of investors are unlikely to use some of the newer exemptions. 

I used to live in the city and the taxes and water bills are nightmares.
