If 123 Banana St is the only house with a giant unicorn statue on the roof, it's totally plausible to me that the value could be there, but not in a way that appraisers can see/document.

Sq2 footage and finishes play a huge role in costs...for example, for floor coverings alone you can have a budget range from $4,000 to $40,000...depending on if you do carpet, vinyl plank, tile, marble or exotic hard wood (non of which we would recommend for a spec home, unless you have it presold and upsell the finishes!)

I submitted a quit claim deed to the county but they responded stating that I need a KRS Statue on Deed or to pay the $240 Transfer Tax.

Would it be wise to have the tenants claim adverse possession instead by paying this calendar year property tax and stop the statue limits of 5 years of the deceased property owners friend (who is paying the property tax) and work a deal with the tenant after the claim adverse possession?

Traditional PM's at least make half their income from leasing but it appears Marble doesn't have a leasing fee.
