I think it just benefits current owners. our replacement cost variability just went up a lot for the next 4 years.

We have 5+ bed houses and we're usually a little under $300 outside of summertime.

The POD idea seems great on paper but had little to no guidance after 6 weeks and didn't pan out the way I was hoping.

So I decided to go to my listing every day and change little things (upload a new picture, switch the order of the pictures, change the title of the property, add more or different info in the about section and edit price) The next day, we went from 0 bookings in January to 71% occupancy!  

Absolutely recommend going with a CPA (a little biased) that works in real estate.

Sometimes hard to find this happy medium in rate sheets, though.Another consideration would be taxes - points are typically treated as interest, so if your tax obligations are high this year vs being higher in the future, then this could also impact buying down now vs paying a little more in interest in future years.

I feel that you should have about 30k-80k in equity ($250k-300k property value) based upon the little bit of information you have told us and my experience in palm bay, FL / Brevard County, FL.

But, for future reference, in Ohio there is a little used approach to always get your money back.
