And typically long term rentals don't make it easy to include property management fees into the numbers and have them still work well.I would consider looking into STR type areas where you can avoid the risk of property damages (str and pm insurance covers almost everything that they might damage) and evictions/collections.   

Now I own and self manage 29 SFR and find it to be easy.

For quick and easy, typically check the property sale records and MLS for residential.

To make it easy, you can't buy in an LLC unless that LLC has two years of tax returns or if you are buying in cash.

I found several properties, made one phone call to a loan broker, paid the 1%+ and life was easy until my broker talked me into re-financing on every loan about every 3 years, or maybe, there was so me reason I had to re-finance.

One question that always comes up is: "how difficult or easy is it to place properties into and out of the portfolio".Mike

You can look at a mobile home and see it as an easy rental with new carpet, trim and some paint but there are other bigger uglier expenses that can come up.Roof Replacement, soft floors (water damage) in kitchens and bathrooms- most floors are particle board, exterior door replacement (special order), underbelly insulation falling, bad hot water tanks with rotten floor underneath (real joy), bad windows (water again), bad bloated siding (water), water damaged base frame around perimeter of home, cracked tubs (special orders) and frozen pipes (Good luck finding a plumber to come work on a mobile home- they do not exist).
