But, of course, these loans will be riskier due to the inexperience and lack of funds of the borrower, so you need to do more due diligence on the deal, in addition to accepting more risk.With respect to commercial leasing, I was talking about being an active investor -- buying distressed apartment buildings, triple net commercial leases, self storage, etc.

Now since these guys actually said what their comps were I will give them credit for disclosing that info and caulk it up to ignorance and inexperience rather than trying to pull a fast one.

I think this really is just a case of inexperience.

Take some thought into what skills / roles you have experience in, what you want to do and evaluate where you see gaps in experience, your time, resources, etc.  

You could learn a lot from them still, just try to understand why they advise the things they do and understand that what works for them in their local market may or may not be applicable to you in yours.Finally, in addition to a bunch of really great folks, unfortunately, there are also a bunch of sharks here on BP and in RE in general telling newbies what they want to hear and preying on their inexperience, so always be on the lookout for their true motives and watch yourself.

Despite my inexperience in REI I bring a ton of skills and sales ability to the table, and of course I'm willing to dig in, help out, and LEARN.  

If they are all within range of each other, that should prove none of them are trying to take advantage of your inexperience.
