@Joel Fine You should be able to get a copy of the water and sewer bills from the owner during the due diligence phase.

An example would be a phase one environmental study.

I am currently in the beginning phase of getting a direct mail campaign going targeted at 2-4 unit properties in my area.

My top recommendation is always to plug into the podcast - it was a huge key to my success in those early phases.
