A key component to cash flow will be loan terms..you could consider trying to incorporate a seller concession towards an interest rate buy down or costs to help improve cash on cash returns.

Either I make a loss of $5000 deposit or pay extra $6300 to keep the same cashflow numbers in proforma the sales man showed me.I'll update my further experience here.

Offer contracts generally have language in them already that incorporates this stuff (or at least they have blank spots for your agent to fill in these requests), you should be able to talk to your agent if you have any questions about how this all works in your area.
