Don’t care who did it and why, get rid of it.Now here’s the kicker, if you or your repair or maintenance people take care of it, they can report everything to you, which helps you prove the tenant is at fault or caused the problem, so then you can........hold your horses....hold your hat on...bill him!!!!!!!

If there's a hole, it may be a red flag.b) sensitivity analysis: I examine all the assumptions, and make sure I can live with the worst case scenarios.c) "Stall and see": if they are getting money over multiple years, and there is no penalty for investing later, I would usually wait so I get some real performance data, versus having to look at theoretical pro forma information.d) Recession stress test: I will not invest in anything, until I subject it to recession level stress and see if I can live with the result.

cart before the horse.. then the money goes to the title company.unless this guy is making an unsecured personal loan to you.. and that would be quite rare .. here is how one scam goes.they say they sent you to much money please wire back the extra to me..
