Don’t care who did it and why, get rid of it.Now here’s the kicker, if you or your repair or maintenance people take care of it, they can report everything to you, which helps you prove the tenant is at fault or caused the problem, so then you can........hold your horses....hold your hat on...bill him!!!!!!!

In Maryland the tenant can stall the process by claiming an escrow complaint. 

If there's a hole, it may be a red flag.b) sensitivity analysis: I examine all the assumptions, and make sure I can live with the worst case scenarios.c) "Stall and see": if they are getting money over multiple years, and there is no penalty for investing later, I would usually wait so I get some real performance data, versus having to look at theoretical pro forma information.d) Recession stress test: I will not invest in anything, until I subject it to recession level stress and see if I can live with the result.

If the trend continues, I’ll be a genius, if it stalls and stays the same, I’ll be ok, if it tanks, I’ll be a dumb speculator. 

The bottom line, the lender who I was working on the refi is falling through and/or not doing what was told and keeps stalling on the dates. 

For me, it's putting the cart before the horse. 

If it's not, then buying the most expensive home in the neighborhood as the economy is stalling globally may not be the best way to begin your married life. 

The first one stalled as a Flip and she wanted out.
