The Charlotte market is still a little small for restricting it to only zip codes as the city and suburbs have been growing so quickly each street is different with some new 300k plus construction sitting alongside some 1950's SFR'S.

what if you gave them the refund. then the 15th rolls around and there are problems with the move. its president's day weekend. i am not sure how they are going to move yet if they are using a public service (u-haul, movers, cleaners/ maid service) i'm sure there will be a hiccup in their plans. it sounds to me that the tenants are rushing into their plans and may not have thought things through.

Added liability protection from an LLC is more of a hiccup as a defense as a closely held LLC managed by you isn't that hard for a good attorney to pierce the vial.
