It's important to address her fears and hesitations, which often include things like getting phone calls in the middle of the night from tenants, having all of your spare time taken up, what happens if a house burns down, etc. etc. etc.

However, I'm a bit hesitant to allow this, as I won't have control over who is occupying the property or how well it is being maintained.  

I probably would have been better off buying Class C in Oakland or Richmond than in Indy (since CA appreciates more than Midwest) but pro-tenant laws here make me hesitant and it's still expensive.
