I don't understand how half of the year is above $1500 and now in the 3rd quarter it's bad to less than $400.

If you ever want to see the difference in person, just try running a cheapo Chinese nail into an old-growth 2x4 and watch it bend in half.

There are about 7 SFH in the surrounding 2 mile radius, all about the same size (3-4 bedrooms), and all listed around the same price ($2500-3100). 

It's incredibly difficult to find anything that breaks even on a note less than 30 years, I mean you're nearly half way to having that place in Dallas paid off!
