Hi Benton, For now I would say any deal with a tenant in the home that does not want to leave or is not leaving before close of escrow would be a hard pass right now. uUnless you are calculating for an unknown number of months that the governor won't allow evictions of any kind, + 90 days on top if it when those restrictions are removed, + the time it may take to get them out through the backed up court system from the possibility of pent up evictions needing to go through, + depending on the judge, and how many years the tenant has lived there the $ they would ask you to pay to the tenant to move out.

Not sure if its good for the communities but it seems good for the investors.On May 13, 2016, Governor Doug Ducey signed into law SB 1350, which prohibits municipalities from banning the listing and use of short-term rentals. 1Prior to SB 1350, short-term rentals were essentially “flying under the radar” in most areas of the Valley, including Scottsdale, which prohibited less than 30 day rentals.

I know Citizens have wanted to hike the premium even higher and had been shot down by the governor, so now they move you over to other carriers and they hike the premiums.We already pay an arm and a leg on insurances!
