I hung out and played music with a band from Greentown at Ball State about 20 years ago or so...Jason was the guys name, can't remember his last name...wow...fond memories.From the sounds of it my wife and I have a lot in common with you guys, when it comes to REI.

Mine is $100 based on financing for 15 year terms (will not get into 15-30 year discussionas I know people are not fond of 15 year but when my rate is 2.625% I would rather sacrifice cash flow now to have long term growth by having property paid off in 15 years)
