I think our modeling has adapted to market changes over the years, so we've stuck with Excel as we can easily change the parameters to keep it "fresh".

I enjoy owning it.Do you invest in real estate to make a profit or solely for the enjoyment? 

It can be in the real estate industry, property management, construction, lending etc.

By far your best bet are cheaper markets.

Build your network by joining local real estate investor meetups or online communities like BiggerPockets.

Admittedly, I am not one that typically finds paid mentorship very valuable, but I also respect that my degree is in business with a focus on real estate, and my first job out of college was in real estate (so it is a little hard for me to take my 20 yrs of knowledge and rewind it to try to view mentors from a completely fresh lens).A couple points: I view mentors, especially these expensive ones as a catch-22. 

Love your mindset—real estate is a long game, and you're starting with the right attitude!

Its a slow learning process if you havent been in the lending, investing or real estate world before.
