There are scam artists and incompetent people everywhere.

At this point, my plan is to replace with a new box, and pigtail all the outlets.I'm counting this as a learning experience, and i'll know what to do next time I encounter a property with this old electrical!

Thanks everyone, I was trying to see if there were reasons why this could be asked for up front, if there wasn't, then it would mean a company would be a guaranteed scam.

What issues have you encountered?

I usually just look up the real owner in public records, skip-trace their contact info, let them know someone is trying to use their land for a scam and offer to put a sign up at the property that says "NOT FOR SALE" (ironic for a real estate agent right?).

I've never encountered snow damage growing up in "the snow belt" but you would need to factor in snow removal cost if its a multifamily.

It did come in the bank's official envelope, so it can't be some scam letter, as that wouldn't even make sense.I haven't talked to my attorney yet.
