I'd suggest you look into magazines devoted to hospitality.We don't discus them much here because that is a business that uses real estate more than it deals in real estate. 

But I really wanted to start now so that I will be able to go out of the rat race early and can start devoting my full time to real estate business.

Therefore their bias is to have you rent to the first even marginally viable people who come through because then they will get their payment fastest and they can move on in search of the next payday and devote their time to the next commission.

The thing about being devoted to not taking a loss is there is also an opportunity cost.
