So I don't NEED to cash out refinance, so much as prefer investing money that I got from property appreciation rather than deploying money that is not in rental houses (once your money is in a rental, it's tough to get it out without refinancing.

The question is can you take the 100k and deploy it now and generate even more than $750 in cash flow 8 years from now? 

Keeping money deployed is always a problem in the lending business.

I say sell and take your $35-40 grand and re-deploy that money.
