What documents do they require, what credit scores do they allow, how do they verify previous rental history, etc.?

Hello BP community,I am a newbie landlord and I have rented one of my units (SFH with 3 bedrooms/2 baths) to an older couple and their adult daughter.

RESimply has a single-line dialer integrated, but I don't know if it shows you the history of the lead when answered.

Verifying last 2 years of rental history very important!

I would be more concerned with the quality of tenant in place and payment history. 

There will need to be some sort of established history (rental income and operating costs) in order for a lender to calculate the income.

If the borrower used the money to send his daughter to college (family use) this would be a consumer-purpose loan.
