The one aspect I'd say where planning can really provide benefit however is with tax planning.  

While I do believe that some of the posters on BP are able to do a quality job self managing their portfolio of STR properties, they are spending a lot more time doing it than they’d like to admit.10 years ago in many markets STR provided outsized returns.  

I think it is important to increase my ability to provide cash flow outside of real estate.

I was thinking if I can talk to my neighbor about sharing the cost (I, the landlord, personally provide labor and my neighbor provide material (e.g. fence pickets)).

Have you talked to the utility provider to see if your bill is above or below average for a building of that size and age?

They provide great returns, are easier to understand and represent a tangible (see it/touch it) asset with nice tax benefits.For those interested in investing with syndication groups.
