You want to find a market you can afford, is appreciating preferably, and commands high rents.

All may offer some of the same financial benefits (owner financing, etc...) and, depending on your own reserves, may allow you to create the premier facility in the area that commands premium rants and can really be a cash cow.

I agree Detroit is a Rental Market you can command High rents here between $700-$900 for most areas in the city , Not much appreciation unless you purchase near Downtown, Midtown , OR New Center Area.
