I don't feel many agents are doing this in my market and I think it needs to be done, as there are a TON of ocean front and STR condos/condotels in our area and they are not easy to comb through.

@Craig Combs as far as I know, they do not offer a Landlord policy at this time. 

Also are most of your deals found if market or are you still able to comb through the MLS and find some diamonds in the rough?

If you're remote, you have the entire US to comb over, which can definitely be overwhelming.

Love it Zach We just did a single family where our client will pocket handsomely (if they ever sell )because they had the fortitude and patience to comb through this market together

Who can go over the portfolio with a comb and look at rental increases mr and mortgage and equity and basically look at different options to grow the portfolio more ? 

I look outside major metropolitan areas and seek bargains by combing MLS for the rare fixer that pencils out, taking part in tax deed auctions, inquiring about abandoned houses, and buying mobile homes.

you could try the Jackson area lenders as Mc Comb is not that far south. 

I've combed the forums and contacted several of the previous recommendations, Parham, Goldberg, Hatch etc, but am not having much luck finding someone currently accepting clients.

Most leases have occupancy rules so the truck driver is who you signed the lease with, the other occupants don't have legal rights to live in the property, you should be able to get them out based on that alone.I would go through the lease with a fine tooth comb to look for violations, and also hire an attorney as was previously mentioned.
