Everyone is different.There will be many folks here that will tell you to skip the coaching and continue going it alone.

My business coach taught me a very valuable lesson many years ago that I have to revisit often.She said to me, "Do you want to be right or do you want to win?"

Of course, you can always find your way and read books about real estate but I appreciate having a mentor or someone to coach me through some of the first deals.  

There are also many experienced investors here on BP that offer training and coaching.

Where this overlaps with your question is that I've found that some independent special needs people have a work or life coach to help them keep on track with day to day things like paying rent and job performance.

So, then a guru could be a mentor or coach, just with less notariety, and they don't have a huge marketing budget?

Get the basics here for free and then you can better judge whether and with who to spend you money on coaching.

Read a few more books; find a good real estate coach in Denver one that will allow you to earn while you learn.
