I have had tenants unplug the fridge and leave the doors shut, which basically causes the fridge to smell horrible as the moisture allows mold to grow.I would turn off the water inside the property, but tell the landlord you are doing this.

Most condo boards like it when apartments are renovated as that typically raises the sales prices in the building but in smaller boutique condos where everyone will hear the renovations and be affected by water shut downs, etc, that might not be the case.

Some work I would need done would be some tile replacement in a bathroom shower, a leaky sink faucet replaced, and kitchen fan replaced / fixed, and possibly (I am undecided here, depends on how much the previously-listed runs for cost) some framing done - My property was originally built as a single-family home and split into a duplex, but shutting off / sealing off a door, which is still a door.

You could do an option contract, but our typical deal would be this (BTW, we used this on 16 ac. site in Westminster, off Hwy 36 and Church Ranch Rd./104th)Purchase and sale agreement, with a standard escrow.Escrow closes upon date certain, or when the city issues unappealabel entitlements, zoning etc.DD of some period, 30, 60, 90 day, with some non-refundable upon reaching this date.Reason to do it this way is you have a solid contract, if and when you receive zoning, you can close without question.

Good times....I used to think it was cloudy too until I realized that it was always clear on Sundays - that's when all the factories are shut down.The pool and gym in my complex were closed daily from 11am-1pm so as "to give people two choices - a morning or afternoon session - instead of just one".
