If the tenant wants to pay for the camera and service, then hook her up, on the condition that you are given username and password to the account, and the cam stays if and when she leaves.The issues I see:Thieves steal the camera!

We can do basic handy man skills.Hi Jessica,Personally I think this is an attractive looking house from the outside.If I were looking to buy it, I'd have a property inspector go out and look the place over and produce a written report.Paying particular attention to the roof, brickwork, electrical (including service drop amperage in place and available) and plumbing, as well as possible basement flooding reasons (probably why the basement wallboard is missing).If he recommended having additional inspections done by, for instance, a licensed Electrician, or a Roof inspector, I would have those done too.A written report should pick up (most problems--but not all) and allow an estimate of repairs to be made.With a house of this age I'd also have a sewer cam inspection done to see how that system is.The information in the reports, would be part of my go/no go decision on the purchase.You mentioned A/C.

Owning it for four months would be too short a time unless you bought it with the intention of holding it and something unexpected cam up that made you change your mind (too many repairs, bad area, wildlife breaking into your dumpster every night).The 1031 exchange qualifications  are the same.

.- CapEx / CAM:  A few things...1) true CapEx might be low if you're only having to cover big things INSIDE your unit like appliances, major furnishings, and (maybe) HVAC, but make sure it's enough.  2)  Short-term HOA items should cover CAM (common area maintenance) items like landscape/snow, but if they have underestimated, you'll see a higher HOA fee very soon.  3) I don't trust HOAs to adequately save for long-term HOA items like major building fixes and replacements, so depending on your intended holding period, you may want to account for these by allocating more to CapEx.With the room in your current numbers, even some changes in these will probably still result in a good deal.
