Please help :( My investors have traditional, they invested with me in " other people deals" I want to start my own multi family fund/JV but see conflicting info about the " warm body" requirement for debt ( commercial debt) . queations : 1-JV vs Fund ?

I skimmed through DR's Money Makeover book and realized that anyone who needs the advice in that book is a lot more lost about money than I am ... which is to say they're pretty lost.

Can someone is layman's terms explain a warm bodies guarantor.

I make over $2700 a month profit on a 4 unit in the area after  spending a decent amount on the reno but the coc is still very good and the appreciation has been as well . 

In absence of that info or general condition I’d figure 3500 for a full makeover plus 1 month vacancy.
