Complaining while banking at BoA, Wachovia and etc seems to be quite counterintuitive.

JP, BoA, Citi, Wells Fargo etc) before forwarding all offers to sellers to consider. 

Live Boa ( that made the local Television news).. 2 neighborhood meetings.. probably 50 complaints .. worked hand in hand with Code enforcement..

Most of my assets are with ML/BoA and have received discounts and very favorable rates in other loans I have through them.

We found a iffy REO property owned BOA; listing had notes on that there is no clear title, buyer is responsible for liens, only offering quit claim, no title insurance, etc., the listing agent wouldn't even talk to me.

Folks,I was in the process of increasing my HELOC limit when BoA mentioned there is a new FHA limitation on HELOCs where the total number of mortgages someone can have in order to have a HELOC (bear in mind I was just trying to increase the amount) is now 5.Do you know of any banks that do not have this same limitation for a HELOC?

On one deal, I used a mortgage broker who found financing through BoA ... and the appraisal actually came in a little higher than I expected. 

And thanks to my X negotiator- I got to spend all day on the Phone with BOA...

Not only to try and convince the bank to deal with me but also to see if there is anything in their "hidden inventory" that would be a good fit.One thing to note is that I'm not asking to deal with big banks like wells frog or BOA, this strategy would be developed around dealing with local banks.Just looking for insight from investors that have relationships with REO agents and how they developed those relationships.
