Box A is direct lender charges, box B are things the lender is making you get that you cannot shop for (for instance, the appraisal or credit report), and box C is closing costs that you can shop/control- Lenders can move things around between boxes A and B to change the way costs appear.

Some brokers/lenders do this intentionally to give false appearances when trying to compete - "See, look how much lower my cash to close is compared to that guy."

As I have  learned following these threads it appears to me .Some of these companies got there for these reasons.1.

I'd skip the build process as it's timely and you need a construction loan and your overall financials appear tight for that.

This implies that cash flow growth historically is non existent in inflation adjusted terms. so the $122/unit cash flow is unlikely to increase in inflation adjusted value   It appears that numerous expenses are missing, the property historically has depreciated in inflation adjusted dollars, and even with the expenses you provided, it cash flows $122/unit    To me this does not justify the effort of owning residential units.  

He can't do everything.That being said, it does appear they grew too fast and so it unfortunately doesn't surprise me that the results are beginning to drag.
