If the vendor needs/wants the cash right away (i.e. they need to payoff the mortgage), forget about a carry or, at least a significant one.If the vendor owns the property outright and wants to retire and turn it into an annuity, then you have an opportunity for a 100% vendor carry ... perhaps even interest only, or interest only with annual principal payments.
