When you have tenants that are not paying the rent for months, put an anchor in your offer that you will not buy this property until all the tenants will be evicted.After the eviction process make sure you will do another walkthrough to check the property status is the same as it was during the inspection period.

If tenant is credit tenant and other smaller tenants are not high quality then does not usually affect as much as tenant default for small GLA does not typically impact bottom line much nor do you usually lose anchor draw for the center.It's not just about rental increase it is about CAP rate.
