There are several elements of the Air BnB algorithm that are based on how long folks spend looking at your listing photos...longer is better and gets you up in the search rankings. 

Class A neighborhoods.Hey William, though I don't have all those datapoints you mentioned, I ran El Paso through my algorithm to find Class A neighborhoods based on what you mentioned.Try checking out the bluer areas on this map:

Postcards are old school but good because we have very limited organic reach with Facebook these days and all social media reach is dependent on algorithm.

As Jeffrey said, regularly updating your posting - photos, order of photos, listing description, etc. is one of the triggers for the algorithm.

@Chris LumLee I'm sorry to hear that. maybe they picked up on certain phrases for sentence structure. not that BiggerPockets is that big of a site but an algorithm can only do what you tell it to do specifically.

Algorithms don't understand these market nuances.

Sounds like Zillow trying to do the same thing algorithmically last year and tanking their stock 80% when it blew up in their faces.Good luck to them, I guess. 

Zillow's estimate algorithm still needs some kinks worked out. 

There are algorithm pricing sites available as well but the real power is knowing your market, the demand for rentals, and what price the market is commanding. 

Air DNA is just a computer algorithm.
