Open the kitchen into the living room; expand 1st floor bathroom into closet; refinish floors; paint; etc.The neighborhood is great and I live just a few blocks away from the property.

We are interested in a flip in San Diego and the #'s all look good BUT it is a 2/2 in county records but it has a 3rd room with windows but no closet in the room although a closet is in the hall right outside the room.The #'s make sense at 3/2 but what would we need to do to make sure its 3/2?

Can basement legally become a bedroom with addition of a closet?

There are portable, remote security systems you can purchase and set up in the unit.  

Make sure that the house has 2 bathrooms, good size closets and a kitchen that can be upgraded at minimal cost.

The first one is one of the bedroom closets (3) that run the length of wall. 

Meaning, a LR, sunroom, and basement room w closet.

I just bought a new property and, in talking to my landlord friends, have found that most of them don't provide any of these.Installing a dishwasher in my new property would mean:1) cutting out some of the cabinets (it's a 1951 house, so the kitchen is already small, with limited cabinet space) or2) get a portable one that the tenant could connect to the sink when neededThe washer and dryer would be easy to put in, but the hookups are also positioned where it would be easy for a tenant to get them themselves (directly by outside door) without danger of tearing up the floors.I want to be able to charge fairly high rents for the property, and preferably rent to a family (it's in a hot neighborhood and has an absolutely gorgeous and huge backyard, which is rare).

Unless you are at minimum upper middle class with large cash reserves, you couldn't buy a closet in those places.

For appraisal purposes, a closet an door are not necessarily required for a room to be called a bedroom... but there are conditions and stipulations.
