Typically, I'm 100% occupied on all my other rentals, but good ole N.A. never fails to - disappoint.

Occasionally I meet good 'ole boys who are anti-women and I meet some guys from other countries where culturally being a woman means you are assumed submissive, but for the most part the guys love the girls.

Normally that upgrade was about 5k when you bought new at the time.. so I put that on the ole credit card hit the button and the next morning I had a 75K.. now who can get a 20% boost in horsepower over the internet.. 

Not sure if that works in this context.My vote for next Venue would Be Vegas  As you have huge facilities and rooms for everyone's budget and direct flights from many major MSA's  Nashville is hard to get to for most of us West of the Ole Missip.

I'd love to get a hold of their (50 plus page) legalesed "contractuals," as I plan on starting a competitive venture that DOESN'T (typically) acquire the homes first, nor expect to "taking them back" 80% of the time.... prior to the ole: "wash, rinse and repeat" trickery.

Then you should be ready to give it the ole college try.

Starting in this business broke with nothing has taught me to use creative methods of purchasing property and that not all problems need to be solved by wiping out the ole check book. 

But down in MS were I do some work Quit claims are the deed de jour and no issue.Same with some one who is under water.. does this mean they can just prep a deed In lui and run down and record it... there must be some case law on constructive receipt of said document. but its an interesting thoughtBut who would have thunk we have so many properties in the good OLE us that are worthless and worse than that beyond worthless.

It's really a win win at this point, he's been my neighbor for over a decade and I like the ole coot =)I'm probably fooling myself a little on the cash flow difference, but like I said I like the ole coot.
