How gray of an area is this that we're considering going in to? 

Now all of the walls in all of our houses are painted one of two colors, either Navajo white or silver gray

Not good.The other potential option to look at (which definitely know the laws in your area because this can get a little gray) is finding out what that house would rent for and looking into a wrap around or subto opportunity if the rent would justify it.
