A large bank will not grant you access to their portfolio loans without considerable assets with them (Chase, for example, requires $250k minimum to just see their portfolio loans).  

I have been told that there are grants available for the development of Section 8 housing.  

. - Ask for the cincinnati port authority grant- from whichever lender you use, that grant paid my entire down payment so all I came to the closing table with for a $175k house was $3200 in closing costs - To qualify you must have 700 credit score and not make over $100k.  

(target mom and pop) or be like good ole Grant Cardone and target only 35 plus units ( ps. that's when OPM comes in handy)...oh man There's so much...And by the way, all that knowledge was gathered for FREE. nope...didn't pay a dime.

Granted, my larger houses may also have only 2 toilets, but there can be  3-6 guys staying in there.

@Steve K. the $203,000 is what I currently owe on my mortgage, I bought the home in 2015 for $210,000 and I was able to use FHA grant program, which helped me with my down payment and then the lender covered most of my closing cost and then I took my some of commission I would of made on the sale and used it to pay the remaining closing cost, which was around $2,000.

Granted, these are more volatile than the money market or savings account which @Joseph M. noted above, but at least have the opportunity to make a little money while you wait.
