However illegal flipping opens one up to criminal prosecution.All one needs to do is google "illegal flipping" and you will find a plethora of information on the subject, from HUDs 2003 memo and subsequent guidance memos, to Freddie Mac guidelines etc.I think the problem for many on here to understand is that they were not doing business when this was a prevalent occurrence, and the people most familiar with it are probably appraisers, lenders and agents...and less so investors.

While I don't have any advice for you pitching the idea for funding, purchased mine with seller financing, I had the following thought:While focusing on the car enthusiast niche is a good idea backed by tons of demand, I worry that your facility would be a bigger target for criminal activity if it's labeled as a car storage facility.

I still think it's a good idea to offer wi fi as long as I include some sort of clause in the lease stating that my company is not responsible for any criminal activity that is done with it.

And can be risky for buyers who try to scale this and do not have SUBSTANTIAL cash reserves.buyer starts defaulting on these and does not have the protections you put in place for the sellers.. the SEllers get very mad and start filing complaints of a criminal nature.. many SUB TOO equity skimmers have found themselves in deep trouble and in Jail ( where they belong).I rescued a company in Oregon that did about 35 of these.

Whatever you do, make sure you run a full screening package (credit, criminal, and eviction) on all applicants as well as an address history report to check their past landlord references.
