The property is a 30 unit and I have a 12 unit two blocks away that I was going to throw in as a carrot to perform well (if the first 90 days or so were good performance). 

Do this:Get an investor carrot website.Work on your credibility.

Even though it is refundable, dangling that carrot has some merit to it.

What if the tenant is in violation of the lease and you need to evict, you may have a real issue when it comes time to evict.Keep it clean and don't let that carrot/hook cloud your vision when it comes to collecting all the rent up front.

Carrot is just a stand alone site whereas Realeflow offers a site as well as property search etc.

Only do the above AFTER getting permission to speak directly with the tenant from the seller IN WRITING.Remember, when dealing with the tenant, be cordial, non-emotional, and first offer the carrot.

If you can move out on the last day this month, I will give you your damage deposit in cash after I just look through the place.  2nd carrot, I'll even throw in $100.00 to help you with moving expenses.

OOS/Turnkey’s Cash Flow TrapTo me as an OOS investor, the cash flow is pretty much like the carrot in front of a donkey – He can only watch the carrot but will never grab it.
