I found a good deal that I can move on, and would like to approach the home owner prior to the auction and possibly make them some money as well.I Found the owner, the tax information, searched the property, done comps(well working them now) and in a few days I'll do a complete Title History and Chain of Title and if necessary buy Title Insurance.

Do I branch out to other neighborhoods or wait for this specific property to (maybe) come available?  

@Michael Cheng I personally bank at First Republic because I like the small bank atmosphere in the branch. 

As of right now, I'm interested in buy and hold rental properties (single family & multi)in Houston and surrounding areas, eventually plan to branch out.

After 2 years, if all goes well, he would be interested in starting a new branch in his company and I manage that.Any thoughts are welcome!!!

@Spender Hoyt -  You must be working with a single branch mom and pop bank because no reputable bank in the country would work directly with you.

I've been specifically looking towards wholesaling to build capital so I can branch out into other parts of real estate investing.

My next steps are to continue building a portfolio of solid SFRs and hopefully soon branch out into multifamily properties.

The reason for this is because I have learned from a coach that you don't want to get caught up in a chain of wholesaler A (number from the sign) give wholesaler B (you) the property and now you are trying to find a buyer.

I'm not sure about the long-term economy of my hometown, Price Utah.The biggest and most reliable employment in Price is with education as we have a branch of USU in town and various grade schools.
