Precious metal prices went way, way down in late February and early march for a brief period and I couldn't get my hands on anything from the big online places.I've been screwing around with precious metals for years, and I still have $25K in silver overseas, but it's really a waste of money.

Tenants know when they have good rent and most realize rents will go up with a new owner.Some markets it is hard to find a multi family that does not fit the 1% rule, Lewiston/Auburn is one, Rumford/Mexico is another and Augusta area is also good for finding deals that hit the 1% rule.

This rule of thumb usually doesn't include precious metals, etc.Basically the shorter time period, the more someone would want to increase liquidity, minimize volatility, and not lose real money.
