Especially nowadays with the cost of capital so high it makes even more sense to cause you're getting 4-5% to hold it, and not having to loan it at 10% when you're stuck. 

So what rules did I follow to turn a $50k investment in a warehouse purchase of $365K in 1979 into assets worth 8 figures with  no debt 45 years later?

When stock brokerage fixed commissions ended the average commission immediately dropped 45%, and kept dropping through the years to where its now zero.  

Either A) you need to want a ski Airbnb/VRBO for the personal use of it but not the investment aspect of it or B) you need to be okay with some of the areas within 45 minutes of the ski areas that are totally open to short-term rentals and where the numbers are better.

Is it good to assume it will gradually outpace overall inflation like around 4-5%?

Once I hit 4-5 properties, having 1k per unit is unreasonable in my opinion. 4-5k should be more than enough to handle even most major costs/situations.

We were out to dinner one night when I told Jimmy that 50% of his program was great, 45% was very good, but 5% was misleading at best.

Just be cognizant of the timelines and start planning now, you must identify the replacement property within 45 days.
