What areas of the states are you looking in?

I'm looking at purchasing a motel that was converted to 10 long term rentals.

Those areas are seeing the most appreciation and continue to grow with new residents moving there looking for housing. 

If you want something that looks nice Article and Castlery have some great looking stuff without breaking the bank too bad ($2-3K range).

The real answer is:The younger you are, the more aggressive you should be with appreciation.The older you are, the more aggressive you should be with cash flow.

It's also helpful to look into insurance coverage for fire-damaged properties, as some insurers might be more selective about coverage.

i feel like the local FB groups will not allow me to advertise my STR there because they would label it as "soliciting".. any way to get around this so that it doesn't look like i'm soliciting? 

When I value things I look at them right now as they sit, not what they COULD be in the future.
