What is the recourse for the tenant who signed the lease under each individuals name?

The valuation came in 12.6% under asking price. 

For deals I do, I try to write in under the inspection section in the purchase agreement, “any and all recommend by home inspector including but not limited to inspections checked no above.”

We have something in our listing that you can't book under 28 years old.

This is still under construction and the pictures are obviously rough edits but you can see why this template is so effective.

A HELOC is certainly an option if you could pay it off rather quickly or else you'll end up paying a whole lot in interest layer one. 

Both loan servicing companies and insurance companies can be such a nightmare to work with even under normal circumstances.

It's a starting point to find a place to look under the hood...though you are usually a year or two too late if you don't have your own investment thesis and/or do your own research.
