For example, there's a 1950 duplex for sale (West Palm Beach, FL) for $500k with each tenant (MoM) paying $1,500 = $3k/moThe mortgage is $2.8k/moWould this be a bad investment because you would have to factor improvements and possible vacancy?

Hi everyone,I live on the East Coast of Florida, and I have to say that all long-term rental trends (LRTs) are dependent on future revenue and expense projections.

I have bought and sold over 1,000 properties for my own inventory, and did Bigger Pockets Podcast #82, and have spoken coast to coast from Manhattan to San Francisco on real estate topics, and wrote a book on my experiences.So I can't say I did it all on SFH, but renting houses has been a big part of my real estate investments since I first started investing.

Ski cabin in Taos, Lake property in TX, Smoky Mountains in TN, coast in Myrtle Beach (although I gotta tell you If you're gonna go ocean it's hard to beat your backyard). 

It was truly the wild west for a few years. 

As the dust continues to be stirred and slowly settles I believe regulators are going to be stepping in and really getting things under wraps as people have treated the past few years like the wild west.
