There’s nothing special about the seller financing terms here IMO, unless you can’t get a conventional loan of course but if that’s the case the balloon payments create a high risk for you and you shouldn’t do it anyway.

I know a lot of investors have done very well in Peirce County but I just haven't learned or know enough about that market to make an investment there.Washington state properties are expensive and can be difficult to make breakeven let alone cash flow at this moment due to the combination of high prices and interest rates. 

In the Atlanta area they do well.

You need to know how to manage risk. 

I have run numbers for LTRs on a set of duplexes that seem to cash flow well.

Make sure they are "investor friendly" and well connected in the neighborhood.

He says that the front door was damaged which he got repaired but there is some damage on the back side as well.

The low ones tend to not care about your property as well too.
