San Diego, like many cities across the country (now), just passed some legislation on short term rentals.

Hard to imagine legislation coming out that would harm these folks, especially since these are the very folks with (thanks in part to me and my ilk :P ) lots of money to donate to political campaigns.

Legislation will always be proposed.

. - Risk of STR rules changing: While several cities in the Denver area have legislation in place that allows for STRs, these rules are always subject to change.

I'm a little uncertain of the timing on when to contact the homeowner to see what options are possible for fixing their situation and exiting at a nice return.

The nation is shaking off the effects of the pandemic, bracing itself for the surge in forbearance exits, and the foreclosure moratoria began to expire. So what is next and when?

Helpful to have the enabling legislation to review as well.

Of course, if you are planning to do a 1031, now is the time, in light of the legislation that might get passed outlawing 1031s.
