Your competition won't be AS high for STRs (both in acquisition and marketing your own) as tourists tend to frequent Destin moreso than Pensacola Beach, but there are still plenty of folks that visit P-Cola and nearby beaches for concerts, festivals, conferences, TDYs, Blue Angels Weekend, etc. 

I've also heard from a mentor that a few companies up in the DC area are buying up land in the greenbrier area with the intent to turn the into Resort/Tourist locations so maybe they are thinking long term and a completely different direction than Multifamily/Commerical investments?

It’s 99.7% tourism. 13 million tourists, 50,000 residents.

Some people just don't have the nice furniture and they appreciate a place that's already set up including dishes. the thing though is, it is a tourist area but also towns where the vacation rentals are growing any available rentals are shrinking.

While there is no primary industry in Running Springs, there are service industries geared to the tourism market, as the San Bernardino National Forest is a highly popular year-round tourist destination.https://en.wikipedia.org/wiki/...Coffeyville has a long history as a center of industry and manufacturing.

The property class descriptions often include age of the property as a major factor in determining property class, can you help me understand how much this weights when applying to urban areas or small east coast towns.For example, I live in the Fingerlakes, in a small town lakefront town that attracts many tourists.   

There's no reason to assume it wouldn't be rented throughout the tourist season.

Other than it being a tourists destination, it's kind of a small town.
