@Armin Trepic my advice would be two fold. 1) Having a knowledge of the stock investing, I am assuming you have a risk tolerance level as well as ability to think long term (investing not gambling) .

I imagine it's based on your individual tolerances/the specifics of the deal, but is there a rather standard purchase cap rate "rule," a la 70% ARV, etc?

@Paul Boyett, in my opinion, it depends on your financial situation and risk tolerance. 

At 22 you are more likely to tolerate a room mate compared to when you are older. 5) This is probably the least popular idea.

If it's out-of-state investors you are targeting, really get to understand their numbers and tolerance for risk.

My risk tolerance isn't super high and I couldn't sleep at night if I was leveraged like some folks on here. 

Your situation and risk tolerance may differ.

There isn’t a good answer to this without more information about the investor’s free time available to manage/improve property, current inventory of skills and abilities, risk tolerance, end goal, and time horizon.  

I do not associate with people who do drugs, and I do not tolerate those who do.
