We make an extra payment on each rental per year (doesn't help the numbers) but we want to get them paid off faster.Hey JaronThanks for the kind words and yes, I am really liking Joe's idea (but we are working on modeling this out over time to see what it will look like in the future). 

I will say that the borrower has a better chance to negotiate on the fees, interest and when they are to be paid with a private individual lender as opposed to a hard money style lender (that has more overhead).

This is a business model that I could very easily and quickly set up and get running.Despite the upsides of conventional rental property investing, there are several massive advantages of converting rental properties to notes.I'd like to know if this is something y'all think I could pursue with my company?

Right now, newer vintages, larger mix of 2 beds, washer dryer hookups, townhome style, median income in excess of 50,000.

It might make sense to use a "semi- pm" model instead of paying for the various online platforms one would need to do these tasks. 

I love the house hacking model and have done a similar investment where we partnered with some people that would be owner occupying it. 

It's quite different from the traditional turnkey model where the seller is rehabbing a 100yr old home and also managing the property, which I've invested in the past and not had a good experience with. 

Most of our sites are a little bit larger - 50 unit to 300 unit apartment-style or townhome-style developments. 

sounds like the do hardmoney model and from the same neck of the woods.. would not be surprised if it was the same actors or an off shoot of them
