Lenient HOAs set that rental leases had to be at least 6 months long where more strict ones set it at 12 months long.

If it's HOA/Condo vehicle requirements you're worried about, it's usually already in a standard lease that they follow those; otherwise, they'd probably expect tenant to comply with city codes unless there's a viable reason an owner wants something more strict. 

State LL/T laws got more strict last legislative session in various ways,   and the biggest risk going forward is that we will get statewide rent control similar to OR or CA.

In my case, when I buy fbo my company, I routinely make offers that are not contingent on financing.

FHA loans can be a bit strict about the condition of a property.

We would love to buy a property in Boca Raton, I know there are strict regulations when it comes to STR, does anyone have experience with it? 

The longer you hold, the more Capex risk you have, above and beyond routine maintenance.

I am not referring to a property manager, strictly one that manages short-term rentals, not necessarily the whole building.
