The Invest Florida podcast has had some all star people on it.

Use the ones that have the clients rate their contractors (stars, etc...). 

It is my belief if you do not have the time or desire to properly manage your properties, then you should hire a qualified, rock star PM.  

However, issues are inevitable and not all tenants are rock stars.

There are some market incentives for multifamily developers to get LEED or Energy Star certification to be able to demand higher rents from tenants.

If how you get there requires you to not be who you are, you are faced with the decision to either adopt that mindset, find another way to succeed, or pick a different goal.Anybody can learn to do anything, so figure it out and reach for the stars!
