I started bringing paint swatch samples to our open house to hand out to everyone who asked for the paint color :-)We've used it with several different floor stains ranging dark to light and it compliments all of them. 

Some owner occupants will walk away, but many can see past messy paint and stained carpets.

It should be done professionally though to make sure that the pros remove all stains from all surfaces.When you find this on numerous surfaces, that's a clue that air conditioning (dehumidification) hasn't been occurring lately.A small amount of the first two molds mentioned can grow and bloom very quickly in a humid environment.

I could do the job myself, but the websites I have been reading tell you to let the deck dry 48 hours after power washing it and before staining, then another 48 hours before sealing.

Whether open or closed, ventilation and proper air circulation would be highly desired and could potentially increases rent charges and also saving yourself from grease stained walls. 

Brown stains on the walls, a little ways down from the ceiling are a sign they were cooking.

The wall didn't look significantly bowed, but obviously there is the cracking and some water has been getting through based on the staining on the floor from that corner@Russell Gronsky Thanks for the heads up.

That stain at the end of the closet was a covert litter box ... pleasant!

You can get them in rolls with colored flecks.For epoxy or concrete stained the uninstalled on the current vinyl unless it is already coming up is a real pain. 

The savings could allow you to cover the other improvements and Imagine what that little room would look like with a "stained glass window" in it.Hope this helps.
